Booking & Payment

50% of the rental plus tax is due within one week of booking. The remaining balance is due 45 days before arrival. Late payment may result in cancellation.

Payments are refundable if we can rebook the condo for the same rate and dates. In emergencies, contact us immediately, we will do our best to rebook.

We recommend purchasing travel insurance to protect against unforeseen circumstances. You are responsible for following our cancellation policies and collecting from the insurance company. Check with your own insurance provider or use reputable companies online.

Policies & Safety

No smoking is allowed inside the condo, on the balconies, or by the pool area. Smoking is permitted on the street side of the building only.

A safe is provided for valuables, and guests are responsible for securing the condo when not inside. Guests are also responsible for any damage they cause, including cleaning, repairs, or replacement of items.

Extra overnight guests or additional use of common areas are not allowed. Short visits by a few friends are permitted inside the condo, but pool and grounds use is limited to reserved guests only.

No. Guests are responsible for safety in the pool and ocean. Ocean currents may vary. For snorkeling, swim against the current on the way out for an easier return.

Owners are not liable for injuries. Guests agree to hold owners and agents harmless for any injury, illness, or damage. Payment constitutes agreement with these terms.

In the event of an airport closure that prevents travel to Cozumel or Cancun, we will credit your payment toward a future reservation. If you are on the island and a hurricane is imminent, we recommend being proactive and leaving the island early. Hurricane risk is highest in the months of September and October.
Arrival & Transportation

Only airport vans are authorized for pick-up from Cozumel International Airport. Cost is approximately $10-$15 per person, paid at the airport. Taxis may drop you off only for departure. If you walk past the airport parking lot out to the street there are often taxis that wait outside of the airport but this is not guaranteed.

Yes. Several rental companies operate at or near the airport. Reservations in advance are recommended. Confirm if the pick-up is on-site or off-site, as off-site locations require transportation.

Amenities & Condo Information

The condos are stocked minimally with food including salt, pepper, and spices. There may be some items left from previous guests that you are welcome to use if you wish. All kitchens are well equipped with kitchen utensils, dishes, pots, pans, coffee maker, toaster, microwave, and bottled water. Both beach towels and bath towels are provided.

We have an assortment of snorkel masks and fins but you may want to bring your own to guarantee size and quality. Scuba gear is not provided. Both condos have rinse tanks for gear.

No but there are a couple of nearby dive companies including Aldora Divers and Pepe Scuba at The Coral Princess.

Yes. Your cleaning schedule is included in your final confirmation. We highly recommend tipping our team. Guidelines for tipping are in the binder in the condos and we ask that you leave the tip on the kitchen table with a note that indicates it is a tip. Our team is very careful not to take money that is left out.

Bottled water is provided. Do NOT drink the tap water even when brushing teeth. Rinse fruits and vegetables with bottled water before eating. We provide iodine-based product in the condos for cleaning fruits and vegetables.

Yes. ATMs located at banks are recommended to minimize fees. However, most businesses and restaurants accept credit cards and the exchange rate is best using your credit card. Be sure to notify your bank and credit card company before you come so your card is not declined.
Activities & Local Information

Chedraui and Mega downtown offer full grocery options. Taxis can provide transportation. We also offer to stock your condo with groceries before your arrival. Please let us know if you would like to use this service.

We have someone who will meet with you and help book activities. You will find the contact information in the condo binder or it can be provided before your trip.

Our binders have a variety of options that are available on the island for medical or dental care. We recommend purchasing Medical Evacuation Insurance especially if you have a high risk medical condition. There are many pharmacies on the island if you are in need of over the counter medications. Most pharmacies have staff that speak English to help you find what you are looking for.
